New Condos Market - Aug. 2011


If you are a friend of my Facebook, it is not news that we share new condo sales data periodically.  RealNet is the data source.  The August 2011 statistic has become available.


This Aug. is the best Aug. in the last 12 years (the whole Chinese zodiac cycle).  2,011 new GTA high rises were sold.  That is +105% of last August.  We see 18,055 condos sales in the first 8 months.  It is the best performing Jan.-Aug. in the record.  If the trend goes on, 2011 could make new milestone.


Based on the chart above, you can see the remaining inventory (supplies) is at the lowest since 2007.  You also know that 1 Bedroom + Den condo is the configuration with the most sales.


The average GTA new condo price was $580 per sq.ft., +8% from Aug. 2010.  Among 20 GTA submarkets, Bloor - Yonge new condos fetch the highest price, followed by Downtown Core, Yonge - St Clair, Central Waterfront and North Toronto ... etc.  (refer to the chart on the right)

Talk about Homes on WOW tv

It is a very small world even in the Greater Toronto Area.  I went into an old colleague from '90s, when my family first immigrated here.  She went: "Was it you on WOWtv last week?  Where can watch more?"

TheTeam: Thank you for doing this interview with us.  We understand that you run your own business. Do you also invest?

Perry: Yes, I invest in mutual funds, stocks and recently 2 to 3 preconstruction homes with Fanny.

TheTeam: Throughout these home investments, how do you find Fanny's service?

Perry: First of all, I have known Fanny for 2 to 3 years.  From numerous contacts with Fanny, I find her keen and passionate in what she is doing.  From my perspective, she is a consultant to me.  In other words, for all aspects of a home investment, she provides me with all the details.  For example. she would go: "this is how the neighbourhood is like right now and potentially could develop to become like this.   You ought to think it through ..."  

Perry: Even though she is busy, she still spends a lot of time and effort in my project - not many realtors could manage it.  I don't blame them because it is not easy.

Perry: I enjoy working with her.  I recalled the first time she listed my home.  I was in China at the time.  She called me in her early morning to tell me that the home had been sold.  I asked; "that quick? only 1 day?"  She simply answered: "yes."  This has made a deep impression.  From then on, for all my real estate transactions, be it a preconstruction or an existing home, I go with Fanny.  I am confident in her and I need not to worry.  All I have to do is to leave her with the key and she takes care of the rest.

首先,我認識Fanny兩三年,經過很多的接觸,我覺Fanny是非常熱心和熱情。在我的角度來看,她是一個顧問。換句話說,在許多事項上,她會給予我很多details­。比如,在一些你沒有細想過的環節裏,她會替你孝慮清楚。"這一區現在是怎樣,將來可能會發展至怎樣,你自己去細心考慮清楚•••"我覺得在這一點,很多經紀都做不到,但­她可以,她花很多時間在我的項目。雖然她本身都很繁忙,但仍可以花這麼多的心機時間在我身上,我認為這很不容易。我很喜歡跟她合作,因為我記得我第一次讓她賣我的房子,當­時我在中國,她給我打電話(她的凌晨)問我知否我的房子已賣掉,我驚喜的說:"那麼快?只一天!"她簡單地答:"是。"我對這交易的印象很深刻,之後,我所有的樓房買賣,­包括樓宇和樓花,我只選Fanny。因為她令我很放心,我無需要擔心,只要給她一條門匙,她就會把所有的事情辦妥。
