TheTeam: Thank you for doing this interview with us.  We understand that you run your own business. Do you also invest?

Perry: Yes, I invest in mutual funds, stocks and recently 2 to 3 preconstruction homes with Fanny.

TheTeam: Throughout these home investments, how do you find Fanny's service?

Perry: First of all, I have known Fanny for 2 to 3 years.  From numerous contacts with Fanny, I find her keen and passionate in what she is doing.  From my perspective, she is a consultant to me.  In other words, for all aspects of a home investment, she provides me with all the details.  For example. she would go: "this is how the neighbourhood is like right now and potentially could develop to become like this.   You ought to think it through ..."  

Perry: Even though she is busy, she still spends a lot of time and effort in my project - not many realtors could manage it.  I don't blame them because it is not easy.

Perry: I enjoy working with her.  I recalled the first time she listed my home.  I was in China at the time.  She called me in her early morning to tell me that the home had been sold.  I asked; "that quick? only 1 day?"  She simply answered: "yes."  This has made a deep impression.  From then on, for all my real estate transactions, be it a preconstruction or an existing home, I go with Fanny.  I am confident in her and I need not to worry.  All I have to do is to leave her with the key and she takes care of the rest.

Perry: 有，在 Mutual Funds, Stocks 和近來做一些樓宇投資，像我跟Fanny買了兩、三個樓花。

TheTeam: 在這些投資過程中，你對Fanny的服務有何看法？

Perry: 首先，我認識Fanny兩三年，經過很多的接觸，我覺Fanny是非常熱心和熱情。在我的角度來看，她是一個顧問。換句話說，在許多事項上，她會給予我很多details­。比如，在一些你沒有細想過的環節裏，她會替你孝慮清楚。＂這一區現在是怎樣，將來可能會發展至怎樣，你自己去細心考慮清楚•••＂我覺得在這一點，很多經紀都做不到，但­她可以，她花很多時間在我的項目。雖然她本身都很繁忙，但仍可以花這麼多的心機時間在我身上，我認為這很不容易。我很喜歡跟她合作，因為我記得我第一次讓她賣我的房子，當­時我在中國，她給我打電話（她的凌晨）問我知否我的房子已賣掉，我驚喜的說：＂那麼快？只一天！＂她簡單地答：＂是。＂我對這交易的印象很深刻，之後，我所有的樓房買賣，­包括樓宇和樓花，我只選Fanny。因為她令我很放心，我無需要擔心，只要給她一條門匙，她就會把所有的事情辦妥。

Cathedraltown - what a community of tremendous character and location!  (If you follow this blog, you must have already known how much we "heart" this neighbourhood.  These are the previous posts: here, here and also here.)


Andrin Homes is a key developer of the Cathedraltown project.  We did feature a gorgeous townhome unit on Woodbine Ave By-pass in this YouTube video. 

For the past couple of years, Andrin has been constructing their Phase 3D 3E,  the area confined by Woodbine Ave By-pass, Alsop Dr, Betty Roman Blvd and Anthony Roman Rd.  Good News to the owners as well as those who are interested in brand new ready-to-move-in homes, these phases will be ready for occupancy this summer.  Yes, only a few weeks away.

GTA Average Home Price

Do your visiting friends and families ask, "what is the average price of a home here?"


If you don't know already, here is the answer.... According to Toronto Real Estate Board (TREB), the average price of single-family homes (including various home types) transacted in 2010 was $431,463.


The average single-family home price was first tracked in 1966.  A home for a family was $21.360.  Over the past 44 years, the average home price has been multiplied by 20 times.


The average annual change rate of GTA home price is +7% for the past 44 years.  Toronto real estate has been a good investment vehicle for the past decades.  Of course, right location, right price and preparedness to wait are key success factors.
